A new residence built over an existing structure reusing foundations, massive masonry fireplace, much of the exterior frame walls and HVAC ductwork to reduce cost and carbon footprint. This project was built in two phases allowing the owner to reside in a new wing to the east while the second phase was built over the existing structure. Large overhangs and sun louvers protect the west facing living spaces which have spectacular views of the front range. Designed with energy efficient construction, high efficiency mini-split AC units for the east wing, new high efficiency central AC, gas furnace, hybrid water heater, interlocked HRV and 10kW solar system.
